Conrad Project on Hold

Posted by detroit1051

LV Business Press reports the Conrad Majestic project planned for the Strip and Convention Center Drive is on hold with an announcement to be made in October. Doesn't look good. If you're not CityCenter, Echelon, Fontainebleau, Cosmopolitan or Elad Group, it's tough to build new projects.

If you're surprised by this news, raise your hand.

I don't see any hands.

Too bad; I thought this could have been a great project. Do you guys think it is because they cannot land a contractor, or construction has just gotten to expensive?

Finding a G.C. is not the problem. The market is slowing down, when it comes to condo sales. And they have gotten WAY too expensive, for now. As I recall this project was just a little north of Encore, same side. That was really the only major project slated for that block. I would love to see that whole block, just north of Encore, get sold and developed into a resort. I am over all the condo towers, they don't really offer anything to the general public. No places to play, eat, or get entertained, let alone shop. I like properties with general common areas.

This is kinda tangential, but this week's open topic thread is getting full...

The Harmon at CityCenter is going on sale in mid-September. If you can't resist the opportunity to live in a building operated by the Light Group you can register interest online. Mike_ch, here's your chance.

The building is definitely, finally, going vertical. Last week what I assume will be the basement was poured, and there was a floor or two worth of rebar sticking out of poured columns.

I didn't take a lot of pictures on my second trip of the summer, but I have a few to post. Four or 5 new ones are on my site here: http://wildlife-pix.com/gallery/thumbnails.php?album=lastup&cat=-4.

Mike P, in looking at Photo 41 of 41 in your album, I'm having a hard time figuring out what will be on the west end of Vdara. With the way it butts up to the parking structure, I sure hope there aren't any windows or condo hotel rooms at that end. It's that kind of thing that leaves me cold about CityCenter's density.
PS: See new Open Topic.

Detroit -

I've seen at least one model or render of Vdara that shows a bi-level plaza wrapping around the entire building. I have no idea where they'll find room on the west side, since it sure looks like there's only a few feet separating Vdara from the employee parking garage. Maybe (I hope) they will cut a notch out of the garage.

The lowest level residential floor is going to be 5, but counting from what? Judging from the fact that the tallest floor in the main casino hotel is a couple floors above the current ground level it must be the case that the surface will be built up a few floors.

I'm guessing that will still leave several floors of Vdara where the west end units have parking garage views, since the lowest floor that clears the top of the garage is around 11 counting from the ground up.

There's no question this is a dense project. I think it's going to be visually exciting partly because of the density, and can't wait to be able to explore it. But, I like real cities too. I can see this might not be everyone's ideal escape from reality.

Oh, yeah. Sorry to hijack this thread. The new open topic thread wasn't open when I posted my first comment, and detroit's comment about the difficulty of getting anything but a select few projects off the ground made Harmon's sales launch more or less relevant.

I tell there was something wrong with the Majestic/Conrad deal when they applied for a scooter rental facility permit on the same property on July 3rd.

I hope they take this time to redesign the building... for the fourth time.
